"In order to maximize daylight access to each of the apartments and allow each to be offered the best outlook possible. A decision was taken to raise the two main levels of the apartments off the ground. The upper level is articulated as a single form, which is designed to float above the lower and middle levels, which lightens the building and reduces the bulk at ground level.

This upper form contains 5 apartments, all running north south and containing 2 bedroom and 2 bathrooms. Living areas and main bedrooms are located at the northern end of the building and open onto private decks. These are kept intimate in size, but are covered to give impression of an outdoor room, and this is reinforced by the number of screens, which will be able to be moved to provide further privacy of protection from the breeze and northerly sun.

The mid level again contains 5 apartments, of similar layout. These apartments are set back further which provides a degree of shading from the summer sun yet allows winter sunlight to penetrate.

The lowest level also contains a large car park area, with storage and wash down facilities. Access will be via gates, which will be controlled for security from each unit. There is a waiting bay just outside the gates, which will double as a delivery park."

In consideration of future population growth that Orewa is forecast to experience over the next 20 years, it is apparent that there is a need to establish additional quality residential facilities to accommodate new residents area.
